Zoni Beach Villa

Origins

Zoni beach was chosen as the construction site of this one-of-kind Villa due to its desirable windward exposure which enjoys the Trade Winds year-round.  Panoramic ‘vistas’ were a ‘most’ & throughout overlooking the Atlantic Ocean, Cayo Norte, Culebrita Island, and a couple hundred yards walking-distance from one of the most desirable beaches on the Island. Construction was completed in 1999, with a major re-modelling in 2013.

Structure and Layout

The main floor consists of an open living-dining area flooded with light coming in from two levels of picture windows and a 21-foot ceiling.  The living area connects to a custom-built kitchen. This main area also opens into a wrap-around deck with full ocean views. 

The house has a total of 3 bedrooms, one on the main floor and two on the second floor. It also includes a large den that serves as recreational area and converts to an extra bedroom by opening the futons (1 queen-size futon and 2 twin-size futons). The house is extremely well-built, including accordion storm shutters, which give excellent protection during hurricanes (the house suffered no damages during Irma or Maria).

Enhancements

In 2013, the house was connected to the public aqueduct system. The original cistern system has been left in place, although it is not currently in use. The major remodeling of 2013-14 included a new roof in stormproof galvalume, a completely remodeled kitchen, and new VALCOR stormproof doors.
